What a roof replacement costs in Lubbock

Most roofs replaced in Lubbock are paid for by an insurer, not a homeowner. That single fact changes what the number means, so start there rather than with a price per square.

There are two completely different conversations hiding inside the question “what does a roof cost in Lubbock”, and mixing them up is how people end up angry.

The first is what the work costs. The second is what you pay. On the South Plains those are usually different numbers, because most roofs here are replaced after a hail or wind event and an insurer is covering most of it. Get clear which conversation you are in before you start comparing bids.

If you are paying cash

These are the ranges local companies tend to quote for a straightforward single storey home in and around Lubbock, on a full tear off with architectural asphalt shingles. They are here so you can tell a sane bid from a mad one. They are not a quote and nobody can give you one without getting on the roof.

A square is 100 square feet of roof. Roof area is always bigger than floor area because of pitch and overhang, which is the single most common reason a homeowner’s mental estimate comes in low.

What actually moves the number

Decking. Nobody knows what is under the shingles until the tear off starts. Rotten or delaminated decking gets replaced by the sheet, and a good contract says the per sheet price up front so it is not a surprise negotiation on day two.

Pitch and storeys. A steep roof is slower and needs more safety equipment. A two storey is slower again.

Penetrations. Every vent, pipe boot, swamp cooler, skylight and chimney is a place water gets in and a place labour goes. A plain rectangle with two vents is a cheap roof. A cut up roof with eight penetrations is not.

Shingle class. Impact resistant shingles, usually sold as Class 4, cost more up front. Many Texas insurers discount the wind and hail portion of the premium for them. Whether that pays back depends on your carrier and how long you are staying, so ask your agent for the actual discount before you decide, not the contractor.

The permit. The City of Lubbock requires a roofing permit to tear off and replace shingles. A bid that does not mention a permit is either absorbing it quietly or not pulling one, and you want to know which.

If insurance is paying

The number that matters is your deductible, and on a Texas wind and hail policy it is frequently a percentage of the dwelling coverage rather than a flat dollar amount. One or two percent is common. On a $300,000 dwelling limit, two percent is $6,000, and people who assumed $1,000 get a bad afternoon.

Most policies also pay in two stages. You get actual cash value first, which is the replacement cost minus depreciation, and the withheld depreciation only when the work is completed and invoiced. That is why a contractor who wants the full amount before starting is asking for something the policy has not paid yet.

Sanity checks before you sign

  • The bid names the shingle, the underlayment and the wind rating, not just “architectural”.
  • Decking replacement has a stated per sheet price.
  • The permit is named and priced or explicitly included.
  • Flashing, pipe boots and valley metal are listed as new, or the bid says plainly they are being reused.
  • The warranty distinguishes the manufacturer’s material warranty from the contractor’s workmanship warranty, and says how long each runs.
  • Payment schedule does not ask for the whole job before work starts.

Why do two bids on the same roof differ by thousands?

Usually because they are not the same job. One may include decking replacement, ridge vent, new flashing and a permit; the other may be a shingle swap over whatever is underneath. Ask both to price the same scope and the gap narrows fast. If it does not, one of them is wrong about the roof.

Does a hail claim mean I pay nothing?

You pay your deductible. On a wind and hail policy in this part of Texas that is often a percentage of the dwelling coverage rather than a flat figure, which on a $300,000 home at 2 percent is $6,000. Read the declarations page before you assume it is $1,000.

Is a cheaper shingle a bad idea here?

Not automatically, but the gap between a basic three tab and an architectural shingle is smaller than people expect and the wind rating is not. Out here the wind rating earns its money.

Should I just take the insurance money and not replace it?

That is your decision and it is legal, but understand what it does. Most policies pay actual cash value first and the rest only when the work is done, and an unrepaired roof can affect your next claim or your next sale.
