Roofing in Idalou
Idalou properties usually have more than one roof, and the interesting failures are rarely on the house.
Idalou sits north east of Lubbock in farming country, and a typical property here is not a house on a quarter acre. It is a house plus whatever the land needs: equipment sheds, a shop, storage, sometimes a barn that predates everything else.
Agricultural metal is its own thing
Most of that outbuilding roof is metal, and most of it is exposed fastener panel. It is a good, cheap, long lived system that fails in one predictable way: the rubber washers under the screw heads perish long before the panel does.
Once that starts, patching individual screws is chasing the problem. The answer is usually a full rescrew, stepping up a screw size so the new fastener bites fresh metal, and it is a job priced by the square foot and the screw count rather than by the complexity.
Panel rust is the other one, and where it starts tells you what to do. Rust creeping up from the bottom edge is usually condensation inside an unventilated building rather than rain outside it, which means the fix involves ventilation and not just metal.
The house is a different conversation
The house on an Idalou property is usually conventional asphalt and usually needs what any house needs. Where it differs from town is exposure: no neighbours close by means no wind shelter, and edges take the punishment.
It is worth having the house and the outbuildings quoted as separate line items even if one company does both. They have different lifespans, different failure modes and different right answers about when to spend.
Trees, which surprises people
The South Plains is not a wooded place, which makes it easy to forget that where there are trees around a farmhouse they are usually old, large, and planted deliberately as a windbreak close to the buildings.
That produces two roofing problems that are common here and rare in new subdivisions. Overhanging limbs abrade shingles every time the wind blows, which out here is most days, and they wear a track. And leaf litter dams valleys and blocks gutters, which backs water up under the shingle courses.
Both are cheap to prevent and expensive to ignore. If a mature tree overhangs the roof, trimming it back is part of the roof job rather than a separate landscaping question.
Distance and who will come
Idalou is a short run from Lubbock but it is far enough that small jobs can be awkward to get done promptly, particularly in a busy season after a storm. If you need a minor repair, it is worth asking directly whether they will come out for that size of job, rather than discovering the answer through three weeks of silence.
